Terms of Booking
By placing a booking with us (property owner) you (the lead guest) and your booking party (guests) agree to the following terms and conditions. During your stay you agree to abide by the policies below. If you have any questions about booking with us, please contact us before making a booking.
Policies
A 50% deposit will be taken at booking, the remaining balance will be deducted 30 days prior to arrival. If the booking is made 30 days or less prior to arrival, 100% of the fee will be taken at the date of booking.
Failure to pay the remaining 50% balance 30 days prior to arrival will result in a full cancellation of the booking.
A security deposit will be taken at booking.
We recommend taking out travel insurance to cover any event of a cancellation.
Accepted payment methods are Visa, Mastercard, PayPal.
To place a booking with us the lead guest must be at least 21 years of age. The maximum number of guests must not exceed the total bookable per property. One infant of between 0-24 months can be added to the total stated occupancy. Only the lead guest and named booking party are allowed to use the property, any third party guests are only allowed access at our express permission.
The person making the booking may be held responsible for any cancellation, non arrival or damages.
Galton Farm properties do not allow pets. All properties have small farm animals that roam the gardens. The farm does have one Dog that is on site.
We reserve the right to refuse entry to the property if the guests exceed the property allowance or bring a pet.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Vouchers and promo codes
On occasions we run promotions. Vouchers cannot be used in conjunction with any other offer which includes discounts on multiple nights. If any vouchers are used that contravene these rules then we reserve the right to cancel your booking.
Children
Children are welcome in Galton Barn and the cottage . Please do not leave children unattended inside and outside of the property.
Coppice Barn is only suitable for infant between 0-24months
Check In & Check Out Times
Lead guest will be greeted by the host during the check in times.
Check in from 4.00pm on the day of arrival. Latest arrival time is 9.00pm by prior arrangement.
We kindly ask that you check out by 10.00am.
We will let you know on the day of your arrival if we can accommodate an earlier check in time. On quieter occasions we may be able to offer a later check out time. Please ask during your stay.
No early bag check in is offered.
Cancellation, Returned Deposits and Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible.
If cancelled within 48 hours of making the booking a full refund will be given.
If cancelled after 48 hours but 30 days before the arrival date then a 50% refund will be given if the full balance has been paid. If only a deposit has been paid then there will be no refund due.
If a booking is cancelled within 30 days of the arrival date then a refund will not be given.
Cancellation policies differ using a Third party booking platform.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge per key lost.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we do not accept any responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via Evri at your cost, otherwise collection can be arranged.
Check out
Please leave the property how you found it. Windows closed. All lights and fans switched off.
Please ensure that all dishes are put away or in the dishwasher and the dishwasher and turned on. No dishes to be left on the sink drip drying. Please pop any used oven trays and racks in the dishwasher or put away if clean.
A cleaning charge will be deducted from the security deposit if we deem that the property has been left to an unsatisfactory standard.
-please don’t forget to take all of your belongings. Any items left behind, the guest must book a delivery with Evri and we will take it to the drop off location to be dispatched.
- we do not have an electric car charging point, please discuss prior to booking if we can accommodate charging for you. Additional charges may apply.
Parking
On-site parking is provided and guests accept that they park their vehicles at their own risk.
Please contact us before your arrival regarding charging your car. There is no designated EV charger. Charges may apply and we are unable to charge multiple vehicles at the same time.
The Farm
The Guest Accommodation, The Parking Area, Courtyards and Gardens are specifically for the use of guests. All other areas are part of a working farm and as such any guest that enters this space does so at their own risk. Please ask your host for further information about the farm.
Walking
There is a footpath on the farm and tracks. Guests are requested not to divert off these paths and tracks. Please close any closed gates or remain any open gates. Please ask your host for further information regarding walks.
Smoking and Fire pits
Strictly no smoking of any tobacco product in the properties or enclosed gardens.
Any fires lit must be attended to at all times and fully extinguished when leaving the property or retiring to bed.
Guest Safety
R&C Messenger accept no responsibility for injury incurred anywhere on the site or inside the property.
Smoke alarms are fitted in each property. The properties do not require carbon monoxide detectors as no boilers or wood burning fireplaces are fitted in the properties.
Emergency torches are found in the properties, please do not turn these off during your stay. Fire extinguishers are fitted. A designated location/ safe place in the event of a fire or other emergency is highlighted on each bedroom door.
Please do to leave any electrical hair appliances or iron unattended or cooling on any surfaces that can lead to heat or fire damage.
Any damage to the fire extinguisher will result in a charge to the replace.
All paths are adequately lit, please contact your host as soon as possible if you discover a faulty light.

WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
